Bell tents, campfires, valley views, and wild swimming make Holmsted Farm a campsite that’s very ‘now’. And while there’s no denying it has wide appeal, there’s one group of campers who will be particularly keen to book: campers without cars. This is a site with a rare combination of credentials that make it perfect for those who prefer public transport. It’s rural but with a bus stop nearby and a pub within walking distance. Stand at London Bridge or Brighton’s Old Steine and you are only an hour away. What’s more, you won’t need to travel laden with bags as everything is provided for you. There’s a bell tent with beds and bedding and there’s even a butcher's shop on site.

The campsite at Holmsted Farm is the result of collaboration. It’s the second Sussex site to host a cluster of well-kitted tents from bell tent hire company Beau and Bell. Each is set up for four and with all you need for a comfortable night’s sleep. There’s a fire pit outside and logs are for sale on site. Bring clothes, a swimming kit, and towels and you’re good to go. Kids are optional; although the site pops up for the school holidays only, it will suit couples and grown-up friends just as well as families. The long walks in the surrounding countryside are great for longer legs, while the farm setting and huge grassy meadow will mean freedom for little ones.

Bell tents are sheltered in this 20-acre field by a copse of trees that’s open to the west, offering valley and sunset views. A series of small ponds attract birds and butterflies, the biggest of which is where you can swim. After splashing around, head for one of the two farm-built hot-water showers to rinse off. They are rustic but appropriate to the setting like the two flushing loos built in a converted horse trailer.

Those who arrive by public transport can walk a pleasant mile to the local pub or to the nearby National Trust site, Nymans. The handy bus stop means a trip to Cuckfield is possible, too, and if you’ve brought a bike it’s even easier. There, you can visit Borde Hill Gardens and choose from a range of foodie hotspots. There’s Jeremy’s for a swish meal, the associated Cafe Elvira for similarly great food in a more relaxed environment, or The Talbot for a sharing platter. Come by car and there’s yet more to explore: gardens in every direction, Ardingly Reservoir, the Bluebell Railway, and the Bolney Wine Estate to name but a few.

The campsite has a drinking water tap, two washing-up sinks, two warm water showers, and two flushing toilets. Each of the 10 bell tents is fully furnished with beds and bedding, soft flooring, bedside tables, and soft lighting. Campfires are allowed and outside each, there is an off-ground fire pit. Logs can be bought on site. There is also a communal tipi/large bell tent for relaxing in which has power provided by a generator for charging phones. There is also a lake on the farm where you can go wild swimming and a gym which will allow one-off attendance to classes and bootcamp sessions. There's also an on-site butcher's shop. Please note: there are no bins and campers are asked to take rubbish home with them.

There are four gardens within three miles of site: Nymans, a National Trust garden (01444 405250) two miles away at Handcross; nearby High Beeches Garden (01444 400589) a woodland and water garden; the privately-owned Borde Hill Gardens (01444 450326) with a cafe and restaurant and Leonardslee Gardens (three miles from the site; 0871 8733 389) which is also home to a colony of wallabies! For golfers, there's Cuckfield Golf Course, just a mile down the road. Situated on the ridge of the Ouse Valley AONB, it has a driving range that's open to everyone regardless of ability and age. For something more adrenaline-fuelled, there's Q Leisure, Albourne (nine miles away; 01273 834403) where you can try go-karting, paint-balling, archery, clay pigeon shooting, and axe throwing. Ardingly Reservoir (six miles away) is a large public reservoir with a watersports centre offering sailing, kayaking, windsurfing, and lovely walks and wild swimming. Bolney Wine Estate (01444 881 575) is five miles from the site and offers vineyard tours, wine tasting packages, and a lovely cafe.

Food & Drink

You can buy breakfast and BBQ boxes from Hewitt & Hayward (07746 015370) the butchers which are based on the farm and, for more campsite supplies, there's a small shop at The Victory Inn (01444 400463), the closest pub to site in Staplefield, a mile away. It's a drive of a couple of minutes or a pleasant walk of 35 to get there. They have seating outside and a reasonably-priced menu. There's another pub in the village, The Jolly Tanners (01444 400335) which is an old school pub with a massive selection of craft ales. The surrounding Sussex villages have plenty of great pubs but Cuckfield is probably the best foodie hotspot. Choose from The Talbot (01444 455898) which has great sharing platters and a deli so you can recreate them back on-site, Tom's Food (01444 473384) cafe, which is great for breakfast, brunch, or lunch and local's favourite Jeremy's (01444 441102) within Borde Hill Gardens. For campsite supplies, there there's a Co-op in town too and if that's not enough, head a little further to Haywards Heath (four miles from site) where there's a Waitrose and a Sainsburys.

Getting There

From the A23, take the exit at the Warninglid junction and follow the B2115 towards Slough Green and Whitemans Green. At Slough Green take a left onto the Cuckfield Road towards Staplefield. Or if you are coming from the east, travel along the A272 towards Haywards Heath. Follow A272 around Haywards Heath and head towards Cuckfield. Go through Cuckfield, towards Whitemans Green, heading west towards Slough Green. In Slough Green take a left onto Cuckfield Road heading north towards Staplefield. Take the second left into Holmsted Farm Business Units and follow the signs through to the campsite.
Haywards Heath is the nearest mainline train station and is four miles from the site. It is possible to reach the campsite by catching the 271 Metrobus from right outside. There are about six buses a day - but do check times before you travel and it takes about 10 minutes to get to the stop nearest the campsite which is Slough Green. From there it's a walk of 5-10 minutes to the site. Please note, Slough Green is a request stop and you will need to ask the driver to stop at Slough Green when boarding the bus. Taxis are also available from a rank outside Haywards Heath station.

Great stay for a long weekend

We stayed for two nights and loved it. Tents are great, spacious and relaxed. Josh and Amanda were super helpful and we had a lovely BBQ and camp fire with top quality steaks from cattle reared on the farm. We took a beautiful walk to Nymans and enjoyed a pint in the local pub, the Victory Inn. A wonderful panoramic view of the Ouse valley. Great for families and groups. We'll be back!

Fantastic and the views and surroundings stunning

It is beautifully situated on a wonderful farm with everything you would need to have a wonderful break away with families and or friends. Close to the coast and other fantastic trips out for the family if you want in easy reach from the site. The accommodation itself is amazing, beautifully furnished and kitted out with all you would need. Cant wait to go back next year to enjoy the serenity, surroundings and wonderful location. Easy 5*
